Why are rents so expensive in Portugal?

It is the accumulation of several events, from the lack of new housing construction; the increasing legal requirements that prevent economic construction; the increase in population due to immigration.

How many deposits should I pay the landlord?

Traditionally, the market practice was 1 rent in advance and 1 deposit.

Today, market conditions have changed in favor of landlords and it is possible that more guarantees will be requested.

Will I get my deposit back?

It will depend on the condition of the apartment when you leave.

Landlords are usually very reluctant to return the deposit because the apartment is always damaged after use by the tenant.

 

Can I negotiate the rent?

You can. However, at the moment the market is in favor of landlords, so the majority will not lower the price of rent by significant amounts.

Adjustments of 5%-10% are possible on some occasions, but they tend to be exceptions.

When should I pay the rent?

Rents are due on the 1st of each month and can be paid until the 8th of each month.

After this period, the landlord has the legal right to impose penalties for non-compliance.
